The Project

Located in the stunning downtown of Carlsbad Village, steps away from the ocean, are 11 beautiful townhomes situated in a neighborhood called 11 West.

These homes are 11 urban beach homes featuring 2 floorplans in the heart of Carlsbad Village. Having worked with Rincon Homes before, we knew that this new construction was going to be full of beautiful high end finishes and unparalleled attention to detail.

The Design

The design goals when we were staging this home were high end, coastal, and luxurious. We wanted our staging to highlight the details of this home; the light colored wood flooring, creamy white walls, and cool tones kitchen set the stage for us to add in furniture design details that only added to the California coastal vibe that you feel throughout the home.

One of the ways that we supplemented this coastal space was by bringing in textures. We layered blankets, organic looking pillow textures, muted neutrals with pops of yellow, rust, gold, along with wicker and wood to exude that understated California style.

The Planning

One of the things If you have good planning, good staging is a result of good planning. Some of the key elements that we plan in advance when we are working with a developer, is:

  • The size of the space

  • The size and style of the furniture we bring in

  • The mood we want to evoke

  • The color palette

We meet with our team of designers prior to all stages, go over the floorplans of the space, look through our furniture inventory and pick the couches, accent chairs, coffee tables, bed frames, side tables, consoles and dressers, artwork for each room, all the way down to the smallest details of what to put on the kitchen counters is planned out. We ensure every decision we make fits in with the mood, the color palette, and the buyer that the developer is wanting to attract.

Once all of the details are planned, we mark each piece of furniture, pull the products and pack them up for the day of the stage.


This project was so much fun for our entire team! We loved the enormous amount of natural light, the walkable neighborhood, and the proximity to the beach.
