5 Tips to Bring the Holiday Seasons to your Listing
2020 has been quite the year, both personally and in the Home Staging and Real Estate Industries, and now more than ever, people are wanting that feeling of comfort and joy that the holidays can bring.
While we don’t recommend decking out every surface of your listing with bells, lights, trees, and red, green, and gold accessories; we do believe there are a few ways to bring the holiday season to potential buyers in a homey, uplifting way!
Here are 5 simple ways you can deck the halls and bring the holiday spirit to your home staging this season:
1. Start with your front door - Create curb appeal
Lights are always a good idea! Seeing a warm glow from outside a home inspires that feeling of coziness and exudes a welcoming atmosphere, whether its in a listing photo, or an in person tour. Inspire the holiday glow by strategically placing warm toned lights peeking through the windows, wrapped in a tree, or lining the sidewalk with warm lanterns. If you decide to forgo lights, you can still inspire that feeling of the season by placing a wreath on the front door, a few small Christmas tree shrubs on the front porch, or a holiday inspired doormat.
We love adding a wreath with ribbon that adds to a winter color palette. Use accessories and a color palette that inspires potential buyers to imagine themselves spending many future holidays in this home!
2. Use foliage in lieu of a Christmas tree
Even if you can’t put up a small Christmas tree in your listing, you can still add some fresh foliage that will get the job done just as well. Although artificial foliage is less mess, garland or wreaths made with real clippings instantly evoke holiday feelings by making rooms feel and smell warm and woodsy. To ensure your wreath wont dry out, spray them with water every three days, and avoid hanging them in direct sunlight. The foliage should last you anywhere from three to four weeks!
3. Set the spirit with minimal holiday touches throughout the home
You can always create the feel of Christmas, even without the bells, Santas, and inflatable lawn reindeers. Some ways to inspire a undercover holiday space is to light a seasonal candle, draping some plaid fabric over a chair, or transforming an entryway with a touch of pine tree clippings. Hang a piece of wintery themed artwork in the entryway next to that Christmas candle, and your buyers will feel like they are at a holiday in the mountains. This will create a sense of warmth throughout the home, even if your listing is in a warmer climate that doesn’t experience the typical white christmas!
4. Create a moment on the mantle
Adding a little detail on your mantle will go a long way. Being a luxury staging company, we have seen the most incredible and extravagant mantles! You can hang stockings, add greenery, and even place some ornaments between the greens to give it that Christmas tree feeling. Use multiple garlands to really fill the length of the mantle, and if you’re not sure how many you need, we recommend measuring! If your listing doesn’t have a mantle, you can create that same look by utilizing any horizontal space, like a tv console, buffet table, or sideboard.
5. Deck out that coffee table!
Ah here we are again, once again discussing our dearly loved coffee table styling! Utilize the coffee table as a space to show off cozy decor, you can use a warm leather tray, a wooden garland draped across coffee table books in the Christmas color palette of your choice. Bring some seasonal greens in to the vignette by placing them into a vase, or laying a few clippings in your tray. Of course, make sure to place a candle in the scene as well!
Nodding to the season and styling a listing in a warm way will ensure that any buyers who walk through the home will feel like they are entering the home of a good friend- with scents of evergreen on the mantle, a cozy amber and vanilla candle sitting on the coffee table, and the warm cozy textures of the holidays draped over the couch, you can ensure the buyer will envision themselves in this home for many holidays to come.
